Should I sell my house on a 1031?

Hello everyone,

Looking for advice. I currently have a property that has $100k plus equity, but is not creating cash flow. I want to buy more rentals and I am debating on either keep it and buy another rental or sell it with a 1031 exchange in place and reinvest that equity in 2-3 rentals. What should I do?

If you refinance ad pull your money out, is the property now going to cash flow negatively? It seems like moving this capital to another investment would be worth the time and effort and create a bigger return. No sense in keeping a property that is a net zero every month as you cap your expansion and scalability.
