Floor Second floor is sinking in Master Bathroom

I purchased a townhome and the flooring in the master bathroom is all cracked and is giving about 1 inch when I walk on it. I think there was a water issue that was not correctly repaired from previous owner.   No clue what should be done or who to hire for this issue. Any suggestions?   The subflooring is cement.

The white spot looks like somone tried to patch a crack but didn't succeed and the crack spread.

Since it appears this is on the second floor, my guess is the wood under the concrete has rotted & gotten soft. That means the townhouse below is going to wind up with your bathroom in their bathroom when the floor gives.

Have a conversation with the people in the townhouse below, find out what they know. They probably had water dripping from the ceiling and had to repaint at some point. Let them know you are planning on fixing it. Their ceiling will probably have to be removed and fixed. Contact the HOA and find out if they are aware of the problem. Find out if an insurance claim was filed and who the contractor was that "fixed" the propblem. See if the claim will cover the repairs.

It will take a contractor to remove the floor, replace the rotted studs & sub flooring and redo the tile work. Get a few quotes on cost, when they can start and how long it will take. Depending on what they find, plan on having them there for a week. If the rot is under the tub plan on a bit more time. Some items have to be ordered so prepare for that.
