Should I close now, or later?

I have a duplex under contract for 130k. The closing date is Jan 19th but it just came up that the HUD tenants that were supposed to vacate, are staying until their lease is up in March. Now the seller wants to push back the closing date until the tenants have moved out to make things simpler.

If we close before the tenants HUD leases are up, I will somehow have to assume the owner/housing authority's contract to collect payment, and then handle removing the tenant myself.

If we wait to close, the seller will handle removing the tenant in April. My only concern is that my interest rate may go up from what it is now, to what it may be in April. What would you do?

FYI my loan terms are 15% down, 3.85% interest. I have to have a coborrower(amazing credit + income) because my employment history isn't fit. Does this seem like a good rate?
