Making a cash offer doesn't mean you can't finance the purchase with a conventional loan. It just means your waiving the mortgage contingency.


Basically all purchases are "cash" offers but the seller gets a check at closing for the purchase price. Does the seller really care who writes the check (you or the lender)?

I am not an attorney, so don't take this as legal advice, but I had a lender tell me that financing with a DSCR compliments holding a STR in an LLC for liability purposes.

Financing an STR held in an LLC with a 2nd home mortgage that reports to your personal credit creates a hole in the corporate veil per se.

On the other hand, financing an STR held in an LLC with a DSCR loan that is qualified only by the asset's income offers much more separation of personal and business liability.

Hire a lawyer to make sure the covenants were recorded correctly and that your deed is in fact covered. A lot of the time they're not recorded properly and it will make joining the HOA an option, not mandatory.

I am not investing in Ohio, but I just wanted to thank you for this information. 

As a budding agent, aspiring builder/developer this post gives me valuable insight into the rezoning process.

This is a great solution to not only Ohio's housing shortage but the nationwide shortage. Does the council or any neighbors give opposition to these variances? Do you think this Council Variance Application and process will be similar in other municipalities?

Has anyone paid to list their site on the Offer Sheet? $1500 to be the one main STR on Sunday. Ive considered it, but Im not a subscriber so I have no way of telling if anyone actually reads this or subscribes, or better yet, buys listings from the Offer Sheet.

Who has experience with this site?
