Power Buyer for Investment Properties?

Michael Fox
Posted

Dave Meyer, you got me excited when mentioning Power Buyers for Investors in one of the recent videos! I've had clients work with Power Buyers to avoid making offers contingent on selling their homes win bidding wars for the purchase of their primary home but the company I've worked with only seems to fund primary residences.  Can anyone tell me if Knock or one of the others will do the same for an investor that would refinance out of the deal later?  If so this seems like a great option to incorporate into the Brrrrr strategy.

For anyone unfamiliar with this term, the Power Buyer essentially purchases the house you want for cash and then rents it to you until you can get your financing and purchase it from them for a slight markup.  The one I've worked with charges 2% but this means you can make a cash offer that will close quickly and without contingencies. Then you have 6 months or so to buy it back at the 2% increased price or they may sell it to someone else.
