The Seller marker is starting to cool off, the property has been on the market for 60+ days, for me, I would have him come down on the price and if he refuses, I would go back to the table double/triple check my numbers and if they don't work, walk away, let the seller know it's not a workable deal and if he changes his mind to let you know.

I have this same situation with a neighbor who passed away. 11/2020, His mother wants nothing to do with the house, he has a sister, no children, divorced and died without a will.  I spoke with his mortgage company 3 times because I want to buy the property as an investment.  I just found out today at a R/E Class to call a referred attorney at a title company for advisement. I was also told to petition the court to be appointed an executor.

Beautiful Home, since you've had it for years why not Air BnB it or rent it out to traveling nurses, by the room?  You can certainly get top dollar for this beauty, and make an even better Cashflow

James did you choose the appraiser or the did the seller?  Just want to make sure it's not a bias appraisal to your determent.
