What's the point of a Realtor with off market deals I find...?

So If I am finding off market deals (driving for dollars), qualifying and closing the leads of which I would buy them and rehab them....what is the role of my realtor?  Just contract negotiation?

@Corbett Brasington absolutely ZERO need for a realtor in buying any property, 99% do not even know anything about the property, and all have the same line " highest and best " . I have done about 500 deals and used a realtor for maybe 10 of them 10 years ago, zero value

@Lisa DuFaux oh that agent, I should copy the rest of the email, a lot of name calling me as an investor and yes that agent is dumb because my offer wasn’t good and high enough then he said it wasn’t cash! I thought agents are there for the seller to get them the most for their house, but I guess like the saying cash is king! Agents love cash offers and pre-approvals, fast and easy transactions. And reason I’m calling that agent dumb is the fact that he was mad I offered low and not cash now that’s dum wouldn’t you agree? :) I’m not sure why I’m getting so many votes maybe I’m the dumb one. The true hurts and one more thing it’s a matter of time when technology takes over and there will be no need for agents and used car salesmen, oh I think the second part is already getting taken care of with Carvana. No use for a cashier when you got U-Scan will soon come to RE, people today a lot more educated then 50-100 years ago btw.

Anyone notice the realtors are saying you need a realtor and the non realtors are saying you can do it on your own, wonder why?

I recently helped a close friend close an off market deal I brought to them.  In the end the experience you will gain from closing a deal without representation is priceless!  You'll get first hand experience that many folk's would pay thousands for via a mentorship class.  You'll get to ask every silly question you have ever had and you'll have a group of Pro's all willing to answer and help.  You'll get to make connections that will last with people you need to know and can call over and over for advice on your next deal.  Mortgage Brokers, Lenders, title companies they will all be calling you and working directly with you to see this deal closed! How cool is that!  The craziest part is they get paid when the deal closes so you get direct access to a super willing person to help through this process AMAZING.  When my friend closed they asked me so which part of that does the realtor do.  The answer was no they don't generate the mortgage nope they don't research the deed or title, and nope they don't prepare the closing documents so what part do they do ya I'm not sure why you need them either.

You honestly may not need one. The biggest thing is connections and trying to get you the best deal. For myself, I negotiate things down pretty far or else I cut or don’t take my commission and help my customer out. A lot of things to think about that good agents should be doing for you just in regards to checking open or suspended permits, liens/rolling fines, is the property condemned, any outstanding issues that could be adverse to you. And if there is something you need someone who knows all the right people at the city to help makes things smooth such as an abatement process or whatever pops up from left field. So I would say either you need an agent who is a better negotiator than you and justifies their cost or if you value a professional opinion who can double check you. Other than that you may not need anyone, keep crushing it!!

There is no point in using realtors for off market deals if you are sourcing them yourself.

@Corbett Brasington Quite a lot of great and interesting points in here. If you can complete the process alone successfully, awesome, you can definitely save some money. But a lot of people are making the argument of either completely relying on a realtor or not having anything to do with a realtor at all. Even if you primarily rely on finding your own deals off market, it never hurts to have a reliable agent on your team as an additional lead source. If you can find the right agent that also invests themselves and understands your need for lower priced properties and potentially low offers, they can still provide value. As an agent myself, it takes me 5 minutes to set up an auto notification email from the MLS for whatever criteria you could possibly want. It takes no additional work on my end after the set up, you get every property in your criteria that hits the market, and I can help you with that property if you decide to make an offer. That may be a very small part of your lead sourcing, but a lead is a lead and another solid connection in the industry can be valuable no matter what.

    There is no need. I bought two off market in 2019, negotiating myself and writing up purchase contracts myself. Had buyers sign them and I dropped them off at the title/closing company and they take it from there. Super easy.

    This thread is really puzzling to me. It doesn't have to be one extreme or the other. Lot's of regular (non-investor) home buyers/sellers do need a Realtor. Many don't. Some investors have no need, some may benefit from having one. Why does it have to be so polarizing??

    @Corbett Brasington no role ,, ( HOWEVER since you are asking you probably need one NO disrespect )  YOU should be negotiating the contract, not a realtor .A  realtor should not be involved. I have done 100s and 100s and 100s, never used a realtor, why ? 99% of them do not know anything about the property , so why waste your money ,
