How to transition from mobile home rental to lot rent?

Hi BP Team,

I have a 1 acre lot with a 2b 2b mobile home on it that I currently rent in NC. The mobile home is personal property not real property. I have decided that I would like to sell (owner finance) the mobile home and then rent the land (lot rent) in perpetuity. 

Does anyone have a great lease for the lot rent they can share as a starting point (realizing it is state/county specific)?

Additionally, what options would I have if they stopped paying the lot rent? Can I evict or would I have to follow another process? 

Interested in thoughts or experiences from the group, and other considerations that may cause issues...
