@Trey Aker thank you

@Jaren Lerner thank you

Any have a great recommendation for an investor friendly/expert agent or property Mang. In Shreveport, LA?

Thank you for the responses.

Mr. Rolfe, I don’t want to sell because I plan on placing a couple more homes on the land in the future. Based on your question I’m wondering what I’m missing?

my logic: getting rid of the higher maintenance and keeping the lower maintenance and still collecting rent

Thanks

Hi BP Team,

I have a 1 acre lot with a 2b 2b mobile home on it that I currently rent in NC. The mobile home is personal property not real property. I have decided that I would like to sell (owner finance) the mobile home and then rent the land (lot rent) in perpetuity.

Does anyone have a great lease for the lot rent they can share as a starting point (realizing it is state/county specific)?

Additionally, what options would I have if they stopped paying the lot rent? Can I evict or would I have to follow another process?

Interested in thoughts or experiences from the group, and other considerations that may cause issues...

R/

Chris

I am tying to determine if in NC a landlord is able to charge the "standard" late fee 5% of monthly rent or $15 whichever is more (I think that is the current legal restriction) PLUS a $5 per day additional late charge on top of that for each day a tenant is late? I got this idea from "Landlording on Autopilot" but am not sure if it is applicable in NC...

Gents, thank you for the recommendations. I appreciate it!

Has anyone had success with a lender in the Winston Salem, NC area that will offer a HELOC on non primary residences? Or be willing to take a second on a commercial line of credit?
