I will be locating sellers of mobile home parks.  I learned about two good ways of doing this, cold calling and getting pocket listings from brokers. But I realized that if I were an owner of a mobile home park and some stranger called me asking if I wanted to sell my park, my first reaction would be to work with a broker.  A broker could find me a buyer and get me a price that would be more to my liking. Does my thinking have any grounding in reality?  How does it really work out there?  Is cold calling effective?  Your thoughts are greatly appreciated!  Thanks!

I have just started learning about mobile home investing.  I am very interested in this niche and was wondering if anyone who has a good track record in this area can answer a few questions for me.  Your input is greatly appreciated.  Here are my questions:

1.  How can I purchase mobile home parks with no money and bad credit?  Can I use OPM to do this?  In a nutshell, how is it done?

2. Since I will be working full time soon,  I will only have the weekends to invest in mobile home parks.  Can this be done only on the weekends?

3. What are the biggest obstacles and barriers to entry which stand in the way of beginning mobile home park investors?  How can they be overcome?

4.  Can I invest in mobile home parks which are in other states from the one in which I live?  I live in San Diego.

5. My goal is to make $20,000 per month in passive income on a consistent basis.  Is this possible with mobile home park investing?

I will be investing in mobile homes and I am offering to do just about any kind of work for someone who has invested in mobile homes for a while.  I speak Spanish fluently, have an English degree and can answer phones.  I am open to any other kind of work.  Sweeping floors, cleaning, anything that will help you.  I work in probate so there may be an opportunity to work on some deals together.  Contact me or respond.  Thanks

I am a new wholesaler in San Diego and I was wondering if any of the agents can tell me about finding what property values surrounding a potential investment should be.  How can you find accurate, and I mean very accurate, comps in the area?  Should I ask neighbors in the area? Talk to local agents?  You can probably tell just by my questions that I need guidance.  Any of your feedback is greatly appreciated.  I focus in finding deals through probate.  Thanks!!
