I've written and deleted this about three times so I am going to stick with I have no idea. That is just far too much money to comprehend for me at this point. So probably hire several accountants and investment advisors and go from there. That much money would open investment opportunities I've never even heard about so if I win I will let you know what I end up doing haha.

I wish that was an option but it is the older style spout and the nipple only sticks out about 5/8" from the wall. Since there is a utility closet behind that wall I am just going to open it up from there and put in an access panel.

I think I have resigned myself to opening up the wall. I agree that galvanized pipes are nothing but a pain in the butt.

Last night I planned on replacing the spout on the tub at my residence (easy job right lol) and after taking the old spout off I realized that the galvanized 1/2" nipple sticking out of the wall was badly corroded and figured I would replace that as well. I went and got an inside pipe wrench to extract the nipple and as i started turning it it wouldn't grab and just started grinding the inside of the pipe out. I am assuming the pipe is badly corroded which is why I can't get the wrench to bite. Is there any other way I could extract the nipple without cutting a hole in the drywall behind that wall and doing it from inside the wall?

I believe you could turn it into a 4 stall garage. All you would have to do is either ramp the floor where the hallway currently is, although 2 feet in a short span like that is quite a ramp. Or if the roof is high enough to allow for it you could just have a concrete contractor bring in fill to to bring the 2nd garage floor up to height and cap it with a new slab that matches the first garage. That shouldn't be very expensive at all.

I would have to agree that the price seems a little (a lot) out of line.

Check out the link Raymond posted because that blog is gold. Also you could literally spend months reading free material on this site.

Another source is your local REI club. We had a course here for rehabbers last week that consisted of a 2 hr classroom session and another 2-3 hrs. at a home that is about to undergo renovation so we could get an idea of how to estimate costs, the cost of the class was forty dollars.

I have to add that it really isn't that overly complicated after quite a bit of research myself. It's mostly about knowing your market and getting out there and actually doing it. To me the hardest part is obtaining the private financing to get going.

I have been looking everywhere for hard money/private loans in Michigan (Grand Rapids area not Detroit) and have only come across one so far. Has anyone used Brookview Financial and if so what were your experiences?
