Mobile home selling for cash only

I have a mobile home I’m looking at letting go. Location is in a very nice neighborhood with mostly waterfront homes. There are roughly 20 mobile homes on their own land in the middle of a highly desirable area.

I have the place rented and wanting to wholesale / sell to an investor. Since I haven’t sold any of my investments, I’m curious what people look for.

Cash on cash is 10-12 percent at 100k, 1100 rent a month. 

Redid whole thing so modern appliances and new floor.

Own land so no fees. 

I was told that cash on cash or ROI is really all cash buyers are interested in. Any thoughts on that? Should I offer owner financing since it's an older mobile home and banks likely won't loan on it?
