MHP - Forcing equity by adding homes
I'm looking at some MHPs that seem to have room for new units. For instance 10 acres but only 5 homes. I'd like to add 2-3 more homes to force equity/appreciation. Does anyone have experience in doing this? I'm wondering how difficult this would be. Not sure if I have to deal with city permits, planning offices etc.. in addition to getting the homes put on site, getting them sold etc..
I'm already looking into getting my dealers license to make things go smoother in the long run..

Yes, you'll need to talk to the municipality to see what their requirements are. They might not let you do it at all. You might as well call them and set up an appointment with someone to talk. They can tell you the process in their area, and probably give you an early indication of feasibility.
I've looked into this in Virginia's Shenandoah Valley. Unfortunately the numbers haven't worked on any of the MHPs I've looked into. The zoning folks were always friendly and helpful.
