MHPs and self-storage in KS or MO

My business and partner have been investing in Topeka, KS residential real estate for the last 13 years.  We are very interested in stepping into a small MHP +\- 30 pads in the KS or MO area.  How are these types of park found now days?

Additionally, it seems as though this may be the new hot area and I may be a little late to the game.  Thoughts?
