MHP Condition - How Important?

I am a new investor educating myself via Lonnie’s material and forums. I drove through my first Mobile Home Park the other day and was surprised as to how poorly maintained the homes and yards were.

My question is this: Is it worth buying/selling in a badly maintained area? I’m imagining that, although I might be able to buy cheaply, how well am I going to be able to sell, even on terms? Most folks want to live in a decent neighborhood.

Does anyone have photos of what could be described as a “bad†MHP compared to ones that might be a little worn down but still OK?

When I left home and went out on my own, I drove my chariot around looking for a place to rent. Today, my basic test is to remember those days. As to how much of a dump should someone invest in can usually be answered with one question.

Would I live there or would I have lived there?
Not just that property, but the area as well.
