Thank you for great replies. We will definitely be checking out the GF's story. She is locked out in the sense that she doesn't have a key to the house. I think her BF's arrest caught her by surprise. We will be documenting every step of the process. I need to talk to my business partner today to put together a strategy.

@Theresa Harris Thanks for ideas. We're pursuing some of his family/friends to see if anyone can help move his stuff. I'm not hopeful they will but I could be wrong. We'll definitely find out. I honestly don't know if I can get in contact with him in jail. I'm going to try.

@Heath M. Thanks! This house is in a very small town and there aren't any mover businesses. We might be able to hire an individual to move the stuff or we might have to do it ourselves. Sigh. A question I have on a storage unit is what name to put it in? I don't want to stick the storage company with the stuff but the girlfriend or even the boyfriend's family may not deal with the storage unit.

I could use ideas. Here's the situation: we have a rental house on a month-to-month lease. Both parties - boyfriend/girlfriend - signed the lease. Girlfriend just called to say that her boyfriend is in jail - probably longterm. She is locked out of the house and would like to get back in to get her stuff out. June rent has been paid, amazingly.

We don't have a problem letting the girlfriend back in to get her things out since she's on the lease. She doesn't want to get her boyfriend's stuff out, partly because there's a lot and it's too heavy for her.

Question: Is there anything legally we can do before the end of June, since the rent is paid, to begin to empty the house? Do we have to go through an eviction process?

Thanks for any ideas. This is something new for us. Not sure how to approach it.

Both my husband and I own LLCs for rental properties. Our trust attorney gave us forms to sign which assign the LLCs to our living trust. You might want to discuss this with your trust attorney.

@Chris Delao : Hi! Yes, we're still in Fort Morgan. The market is really tight in Fort Morgan as well although there are some signs that it might be cooling off a little. I'd be happy to chat with you if you wanted.

A non-profit in our town has Vistas (like interns) who are sharing a two-bedroom house we manage. We know the director of the non-profit well. She has paid the damage deposit on the house and the Vistas pay the rent. This summer, she has short-term Vistas coming to work with her program so we are signing short leases (like 10 weeks) with one, knowing that another is following this one. We shouldn't lose any rent on the deal but the short-term leases are a bit of a nuisance.

Is there a way to sign a lease with the non-profit giving them authority to sublet? Or does that open a can of worms we don't want to open? How would you structure the lease with the non-profit? Or would you suggest continuing with these short leases? Thanks for any ideas!

We do. When we don't, tenants seem to like nailing Barbie doll sheets over their windows using something akin to railroad spikes. When we put up the blinds, things stay nicer.

I could use ideas. Here's the scenario: I and three siblings have inherited 10 rental properties plus some cash. One brother wants no real estate, only cash. The other three would like to keep as many rental properties as possible (they are doing very well). The estate does not have enough cash to pay off the non-real estate sibling so we will probably have to sell 1-2 properties. The brother wants the estate to sell those properties before the final division of resources is done so that all four share in the closing costs. The other three would like to let him inherit the property and sell the houses himself. There is the possibility that he could sell for more than what the appraisal is, although the estate will be divided based on the appraisal. He isn't interested in that possibility.

Is the brother correct in wanting all four to share in the closing costs? We may do it to keep the peace but does it sound fair? Thank you for your opinions.
