Need Advice on Great Mobile

We just started investing and found our first mobile that has a very motivated seller and a nice margin. We went and looked at it tonight and took pics. This place is a 4/2 and all it appears to need is new carpet and a paint job. It is a double wide on a foundation with an attached garage. He was asking 18k and in just a few minutes on the phone he dropped it to 15k - CASH! This mobile appears to be worth well over 25k ARV. We understand that the next step is to put a contract on the property but we haven't done one yet and are in need of some help. We are in Buffalo, NY but the mobile is in Lockport (about 30 minutes away). We do not have our power team put together yet and do not know what documents to legally fill out. We also have some leads gathered for people looking to buy, but not sure legally how to proceed. We would prefer to wholesale this property to someone with more experience, but again, we really need some help with the technicalities. Any advice would be greatly appreciated.

@Brenda Snyder congratulation. Do you plan to flip this mobile home? Do you want to live there? What is your strategy? How long will it take to renovate it? What is the renovation coast? What is the mobile home year? How much is the lot rent?

The hardest part in mobile home flipping is to sell a mobile home for cash.
