Acquiring MHP's

What are some of the ways that you acquire MHP's?  Direct mail, phone calls, in person meetings? 

I was thinking about doing some direct mail to MHP owners, but was not sure what the success rate is for direct mail.

@John Hixon another method you can use it google news notification. Let's say something happen in a park bad, you can contact the owner by mail or phone call with the question "Do you want to sell?"
