Should I try to wholesale a mobile home?

Hey guys, 

I am currently marketing for my first mobile home deal. I posted an ad on Craigslist saying we buy Mobile homes and I got a reply for a woman saying that she was looking for a mobile home preferably a double wide and asking if I had one to sell. I don't have one but could I essentially wholesale it to her to an assignment fee? What are your guys thoughts on this? Thanks in advance

I would say that it would only work, if the mobile home is only several years old. In other words, one that is reasonably new. If you happen to come across a distressed owner with a fairly new home, you may be able to pull off a wholesale deal. If you are trying to wholesale an old (or older) mobile home, it will be very difficult. There are many older mobile homes out there offered for ridiculously low prices. Some are even offered for free. Also keep in mind, that the investor pool (buyers), are smaller than the investor pool for mainstream stick built homes. These investors already have systems in place to locate good deals. On the positive side, I would say that you should consider grabbing one of these deals, and profiting from it yourself. Become the investor that you are looking to sell to.
