Learning Your Market

Hello,

I was just wondering if there are any general tips out there regarding learning one's market in regards to Mobile Home investing.   So far I have compiled a list of parks in my area and is currently calling them to ask about lot rent and other pertinent info.

I drove around two parks this past weekend to get some atmospherics.  My question is what else should I be doing? The general norm seems to be anywhere from 6 months to 8 months for the learning portion before the first deal is made.  How does one know when one has a good handle on their niche market?
