Can I manage a small 10 lot MHP myself?
New to BP and am looking to make my first MHP deal happen in the near future. I have a couple of potential parks I'm looking at and I know everything I've read talks about the benefits of managers.... However, if the park is within an hour or so of my house, what are the risks in trying to manage myself? I have a full time job and am trying to determine whether it's a terrible idea to try to manage myself. Any advice would be helpful. Thanks - Mark

A pad only park that size will probably take less than 6 hours per month to manage. And that's if you go and collect rent your self. Easy breezy!
Something to compare it to. I've got 12 mobile homes about 2 hours from my house and it takes up about 6 hours of my time per month. I go once a month to collect rent. I have a maintenance man do everything else.
