Hey John, yes financing 2 lots with 1 mortgage will not work per my recent experiences. I'm an investor and agent in the area and have done a few transactions like this recently! 

Because the price is $600k and I doubt lot #1 will appraise for that amount you will probably end up having to survey both lots and combine them to a 20 acre lot with 2 houses. 

By putting $120k down do you think Lot#1 would appraise for $480k? If that's the case then you would do it that way and have lot #2 included for $1 cash.  If it won't appraise for $480k then you could survey off some land from the double wide and combine it with lot 1. Make lot 1 15 acres and lot 2 5 acres!

I would just say less and put a tenant in the house if that's what your situation needs.

@Jamar Jones I have no idea? I'd open my counties tax assessors website and pull up a few of those properties and see if the "buyer" on that spreadsheet is the current owner. Those properties might have already been sold at a tax sale. But I have no idea how your municipality works.

Investigate. Use your resources.

I am assuming "outside liens" are mechanics liens, federal liens, hospital liens ect. They are being generated from "outside" of the city.

To know for sure, I'd call or email the city and ask.

Hey Seth! Here in Georgia we have TONS of Facebook real estate investing, wholesaling and cash buyers pages. I did a quick search of your areas and didn't find anything like that! Those pages are great for networking.

Maybe that's a good sign? You may have the market nearly to yourself:)

@Art Orozco I'd do it only if they are rock solid deals that you could BRRRR out of in short order. I wouldn't use my homes equity for a long term hold.

@Robert Collins I've done a few flips in Jackson, along with Henry, Clayton, Monroe and Spalding Co. My 8 unit apartment is in Griffin, and 10 unit MHP is in Elberton, 4 mobile homes in Gainesville and 1 SFR in Newnan. Griffin in a good rental market. The mill houses are inexpensive and most guys are getting 2% on those. Very little appreciation on those is the down side. You can get some cheap deals in Newnan too. That'd be closer to you!

I've taken the slower, more traditional route in my investing career so it's taken me a while to get where I'm at! Consistent effort over a period of time will get you where you want to be!
