Beginner Mobil home park investing information

Hi everyone I'm extreamly new to the investing space. I have set a goal to be invested in at least one thing this year that cashflows anything. I would like to go into mobil home parks as my niece but would love some guidance, is there anyone in central fl who is in this space? Where can I go to flood my brain with information. I found a deal but have no idea how to proceed.  Thank you everyone
