Turning subdivision into a mobile home park

Hi BiggerPockets,

I have an unusual question for you.  There is a subdivision which is currently zoned mobile home community and the owners are renting out as a residential homes made out of doublewides on a permanent foundation.  Owners have sold few houses in that community to individuals, but my goal is to sell the mobile homes to tenants and charge lot rent.  Is this doable?  Thank you for your inputs!
