purchase and sell/assignment contract

I'm new to the wholesale part of real estate in Chicago and Im try to find the basic contracts I need to start my deal. I just need a little guidance in the right direction. If anyone can help me it would be greatly appreciated

While I admire your bootstrapping, it might make sense to go to your local REIA and either get training, or offer to partner as a JV with an experienced wholesaler on your first deal if you aren't willing to go through the training. Why? Because half of a deal is better than losing out on a deal due to lack of contracts, lack of knowledge on how to respond to questions from the seller, or worst case scenario, using a document downloaded from the internet that's outdated and landing yourself in legal troubles and hurting a seller as well in the process.

Wholesaling is awesome when done right, it's Ok to go through formal training or JV up. I'm sorry you lost out on the deal man, but do admire that you're still grinding. Best of luck!
