Walkthrough appointment no shows by agent

I get asked to go along with buyers often so I can provide an estimate for repairs while they do a walkthrough. About 20% of the time the agent or property manager doesn't show up to open the lockbox and the appointment is skunked. What advice can I give to the buyer to make sure this doesn't happen?
