WANTED - Architect / Draftsman

I am currently underway on a flip and I am a few steps behind! I have a 2k square foot home that I need some work done for. I am going to be changing the layout significantly, buy am currently in need of a current floorplan. Then I will also need help with establishing purposed plans. Does anyone recommend a good architect / Draftsman or even an engineer that is in the Sacramento area with a quick turn around? Any help would be appreciated.

I do agree with you about being highest/best. The fact is there are to many comps. There is another, even closer, on surfside that is being rehabbed and will list for similar. Fortunately I'll be on par with FMV. This home has a open permit case for a conversion. And many other issues.

I use a program to create a floorplan myself. I will be vaulting a ceiling  (YES on par with comps and the roof is collapsed as is) and some other work I'll be in need of a professional.
