Conventional Low Down Payment on Multifamily

Hi BP! I was wondering if you knew of any US lenders who do 5% or lower down payment programs for conventional mortgages for 2-4 unit properties. I know FHA has them, but I am having trouble getting an FHA offer accepted, and am trying to get around the self sufficiency rule for 3 and 4 unit. Any help would be appreciated. I know there are some lenders who might have this available, but don't currently know of any specifically. Thank you!
