Hi BP community! I am looking at purchasing a 4 unit commercially zoned apartment building in Virginia. I am looking for recommendations for lenders, particularly ones who would offer 20-30 year fixed rate loans with 10-20% down. Most lenders I have talked to offer 25 year amortized 25% down loans, but it would be great to find someone who could do 30 year fixed, with less % down (that may be stretching it, but thought I would ask). Hi BP! I was wondering if you knew of any US lenders who do 5% or lower down payment programs for conventional mortgages for 2-4 unit properties. I know FHA has them, but I am having trouble getting an FHA offer accepted, and am trying to get around the self sufficiency rule for 3 and 4 unit. Any help would be appreciated. I know there are some lenders who might have this available, but don't currently know of any specifically. Thank you!

Hi Bigger Pockets! I am considering using an FHA 203k loan in Richmond, Virginia to acquire a slightly distressed property and use it as my primary residence. My question is if any other investors have used a 203k loan in the past 8 months, and if anyone in the Richmond area has recommendations for lenders or contractors who are very experienced with 203k loans.
