LO's going silent? Where'd you go guys?

So recently I'm trying to get a few things done. I have a 3 unit that needs to be refi'd into something long term. I'm trying to do a cash out refi on this thing so I can start 2 new projects. Small dollar stuff, I owe 30k, trying to get 65k on a 100k building. 

I have 2 deals I need this money for near instant equity of 60k, and I;m hearing crickets all the sudden. I mean, I thought we were good to go with one of these guys and he's gone awol. Now the other guy, my backup, crickets as well.

Anyone had this happen? Thoughts?

Have you tried Milk St Capital? They are usually pretty responsive. I have found that even the HML's that operate in Maine don't necessarily do deals throughout the entire state. They seem to be more comfortable in bigger cities in Southern Maine where there are better comps and a [perceived] better chance of unloading an asset should they need to take it back.

Keep shopping it around.
