Sponsoring Broker in Austin, Texas

Hi there, anybody have a recommendation for a sponsoring broker in Texas (or better yet in Austin)?

I'm about to put in my application for a Texas real estate salesperson license. I don't want to work as an agent, it's only meant for my own investing so no office space, training etc. needed, just want access to MLS and lock boxes. A broker with a small annual fee and a flat fee per transaction would be ideal.

Once you find a brokerage that is willing to do per transaction and handle the liability for a cheap price you might want to stick with them.

There is just no money in it and a ton of headache and liability for a principal broker.

Investors are typically after the deal at any cost and not being in regulatory compliance with the state commission. When a deal goes bad the agent goes "aw shucks" but the broker is spent picking up the pieces and throwing water on the fire from the real estate commission. All of that for a paltry per transaction fee.

I understand what investors are trying to do it just blows me away when they think they are adding a ton of value to the brokerage by giving them their license. I find this with regular new agents as well. This is why I have no agents anymore.
