Part-time work equals part-time success, at best.

About 85% of all REALTORS quit within two years. Why? Because real estate is cheap and easy to get into, but not easy to make a living. Those big commission checks look good when they're coming in, but they tend to be few and far between. My county has 200 real estate agents and only 80 of them have sold $1 million in real estate this year which equals around $30,000 in gross commission. After their broker takes a cut and they cover out-of-pocket expenses, it's closer to $15,000. An agent needs to sell about $3 million to earn the median income for our market. Only 53 out of 200 succeeded last year.

If you're going to be successful in real estate, I think you need to jump all in. Treat it like a business. Work it like a dog at least 40 hours a week. Even then, it can take several years to find success and start slowing down.
