The owner of a house in CA isn’t using a real estate agent. She is requesting I show her the home inspection report I paid $500 for. Do I just give it to her or have her pay for half? Would this affect my negotiation leverage? Any advice would be appreciated.

I just got a home inspection in CA done for $500 on a lot with two units on it. The owner of the house is requesting to see that report. Should I just give it to her for free or have her pay for half of it? Would this affect my negotiating leverage? Any advice would be appreciated.

I found a triplex that I want to house hack with great cash flow but it already has tenants in it. Judging by the pictures they don’t look like very neat tenants. What are my options?

Ahh, see I didn’t know there was more than one type of real estate lawyer. I thought it was a one does all kind of situation. I am a little nervous about starting a deal in fear that somebody will take advantage of a new investor which is why I’m doing as much research as possible before jumping into my first deal. I appreciate your tips and once I start getting into it, I will be able to come back with more specific questions. Thank you for your time!

Yeah I figured I didn’t need a whole team yet but I also know it doesn’t hurt to start building those relationships. And the reason I’m in Sonoma is because I’m currently living at home saving as much money possible for first investment! Thanks for the tips!

I am a new investor in the Northern California area and I am working on putting together my “team” in preparation for my first deal. I keep hearing from many on the BP podcast that lawyers are a must. I also know lawyers charge a pretty penny for their time and I am not made of money (yet). My questions are: when should I use a lawyer and how can I find the best one for me?
