Multifamily properties in the Raleigh-Durham area

I am currently working full time, looking to buy my first investment property. I am looking to pay under $250,000. Recently I've been trying to find multifamily (2-4 unit) properties in the Raleigh-Durham area. Most multifamily listings I've seen on realtor.com were in pretty bad neighborhoods.
Anyone have a suggestion as to how to find multifamily properties in better neighborhoods? I'm also having trouble finding a decent realtor in this area. Most simply don't respond to emails or phone messages.
Should I just accept that I must include single family homes in my search for properties in this area? I really like the benefits of multifamily.
