I had about 1250 sqft worth of LVP flooring that I wanted installed in my property. I got a quote from one contractor for $2.25/sqft install, $0.75/sqft for pouring self leveler where needed.

I was referred to another contractor who was going to do my backsplash only. He agreed to match the quote from the other installer, and to install both the floor and backsplash. We agreed to the same price per square foot for both install and leveler.

They installed the floor, but did not pour self leveling compound. Now the floor dips in many areas where it isn't quite flat.

Unfortunately, we only had a verbal contract (which I would never do again). Now he claims that he did not agree to level the floor. I have not yet paid him anything.

My plan is to offer that he fix everywhere it needs leveling, or that I only pay him for the backspash install.


What would you do?

I refinanced a rental last year. With rates so low, I am refinancing it again along with my primary residence. Underwriting for the new refinances has found that the closing attorney recorded the lien on my primary residence instead of the rental. So my rental has no lien and my primary has two. Underwriting wants this resolved.


The closing attorney and his office are not returning calls. I don't even know if they are still in business. Any ideas on remedy?

Thanks for the helpful replies. It sounds like roofs do not have anything quite so simple as a battery life indicator. From the patch of roof I am able to see on the first floor overhang, I see no obvious signs that the roof needs to be replaced. I will wait until winter to get some bids and replace it then.

How do you determine when a new roof is needed on one of your properties? The roof on our two story home is 15 years old, 3 tab asphalt shingle. I have noticed several neighbors have replaced their roof this year. The roof has a fairly steep pitch and is on the second floor, so it is not easy to access safely. If I have a roofing contractor inspect the roof, isn't he likely to tell me it needs to be replaced regardless? My trust of contractors is not very high.

Does anyone know of a property management company in the Durham, NC area that does lease and release? I want someone to do the tenant screening and place the tenant, but I can handle the management after the tenant is in place.

It seems to me that many on this site will justify doing just about anything to make a buck. Sure, you might get one interested person out of a thousand. You have annoyed and wasted the time of 999 people for your own selfish gain.

Back in 2015 I bought my first rental in Durham, NC. After looking for a month, this seemed like the best deal.

Specs:

4/2 built in 2006 1200sqft

PP: $94500

Had a tenant in place renting for $1050.

I recently had the property appraised and it came in at $162000. Great! But rent has only risen to $1150. Now I'm looking for my second property, but it doesn't seem like anything would even break even since property values have risen much faster than rents. Are there already no cashflow opportunities in this area? Will I need to go to the most bullet-riddled parts in order to find a measly $50/mo cashflow?

I am looking for an agent in the Durham area for an investment property. It will be a buy and hold. I actually have my NC RE license, but it is preliminary and inactive currently. I own two properties in Durham and am trying to add a third.

Someone who isn't me just throws it away. Someone who isn't me has been getting mail for no less than five former occupants for over four years now. Someone who isn't me would simply suggest that the items might have been lost/stolen in the mail if pressed.
