You need to have the mindset that you are responsible for your success and failure. The other agents are not going to teach you how to be successful because that would make their job harder. You need to take responsibility for your education and for hunting down leads.

You have to work it like a job, which means you educate yourself on the different systems for finding leads and then you work it every day. The top leaders will say you need to spend 2-4 hours a day working on leads. That's 2-4 hours of phone calls, emails, pressing flesh, sending mailers, or whatever you're going to do. Every day.

You should practice scripts every day until you know how to handle almost every objection without hesitation. Why do you charge X% commission? Will you lower your commission? Why should I list with you? I want to list for 20% higher! When I bought the home, I promised my Buyer's Agent I would sell it through him. ABC Realty said they would list for a much higher price. I'll just sell it myself and save the commission.
