Awesome! I also have the ability to determine rehab costs like you, what a coincidence haha! My father is owns his own construction company and has been doing this with his father as well since he was in middle school. It’s something that I realized that can help me throughout my future with real estate especially! Thanks for you response to my post!

I’d love to talk to you more about wholesaling! BiggerPockets isn’t really the best for wholesalers based off my experience so far! But you will meet people who are just like you and will help you learn as much knowledge as possible! I’ve had the same problem with proof of funds, do not worry! Most investors are really looking for deals in the 20% - 30%! It is a simple equation!

ARV - 30% - repairs -assignment fee = MAO

I can tell you this though, stick with it and keep making cold calls! Since REI software is the best out there for leads and more it comes with a price but I want you to not get discouraged! There's plenty of opportunities like driving for dollars! I'm 18 and people reject me on the daily and there's people that give me their time of day! It's all on how you present yourself. Now if you have no experience like you say I would start watching videos,podcasts, reading books, and learning your local market before you go out and give out these offers. If this helped you out I did my job!
