Going from programming to renovating a house is seamless for an engineer.  Why you ask?  Simple.  I can walk into a room and size it up in my head.  Most of the time I leave my measuring tape at home.  Here's a good example of some flooring I put in recently.  My goal was for the final piece going in to be a teenie weenie strip of LVP, 3/4" on one end, and 5/8" on the other.  

Joking aside, this was my first time installing any kind of flooring, and yes, I did measure first.  But, then I proceeded to rip the entire starting row of boards because of room transition issue (AFTER I had measured).

Engineers are all different, but I personally tend to think about things for a long time, and try to come up with a perfect solution, and make silly mistakes in the process like this!

Thank goodness my wife can walk into a room and then pick out wall, fixture, and cabinet colors within a single evening.

I've got roughly a 1 inch gap between a tile bathroom and LVP hallway.  Anyone with a suggestion on the reducer which should be placed between these?  Most of the fare on HD/Lowes are not tall enough.  I could possibly make one.

There is a piece of dark bullnose on the edge of the tile right now.  That could either stay or go, depending on the transition option picked.

It would be interested to see average days on the market per district.  I'm guessing west hsv is closer to 1-2 days. ^_^

electrical engineer in huntsville al.

I'm a 37 year old electrical engineer Huntsville native. I got into REI only about 2 year ago. I invested locally... like all within 15 minutes away, because that felt comfortable to me. I personally like being close to my properties. At this point I might consider out of state, but only because I've done a few properties and have an idea what goes into it.

"Building your team" is a slow process.  You don't have to find an army of people, just find a single agent in the area you interested in.  

I went turnkey for the most part, meaning, homes that don't need any major renovations.  If you are 27 and don't have kids, you could probably have more time to spend fixing up a property.  But, I went went from 0 experience to 4 properties and a partner on a small commercial complex in just two years.  And about appreciation, there's been a huge bump just in the last year.  I don't know if that will continue or not, but the city is growing rapidly and will outpace Birmingham.
