Contract deals for beginners?
Hi,
I’m new to investing and I was told to start off doing contract deals. I don’t have much cash to put 20% down yet. Any suggestions for first time deals with low cash?

Hey @Ty Rainey, welcome to the BP forums! I'm going to second, third, and fourth what @Michael J Scanlon said above: house hack. Use a FHA loan to buy a 2-4 unit and you'll be on the path of real estate investing with 1-3 other units fueling you through finances and experience.
Beside that I would highly recommend adding some value to a local flipper, wholesaler, agent, or anyone else in the space from whom you could learn. If you want to learn this industry, you can do it from the best simply by adding value. You don't need to do anything fancy, simply figure out ways to help them achieve their highest value tasks by taking the "lower value ones" and you'll be on the path of growth in that arena, too!
