Apartment Locator Service
I'm interested in starting an apartment locator service in my area (Denver). Very similar to this company https://vitalocators.com/ . My question is, do I need real estate license to perform this service for tenants? Basically you advertise apartments for prospective tenants and set up a tour for them, then the apartment complex gives you a portion of one months rent if they are approved and sign a lease. From my understanding, you only find and setup tours and the tenant puts your name/business name in the referral section. Any insight is greatly appreciated.

@Steven Rausch The Colorado Real Estate Commission views anyone who receives compensation from a lease (30 days or more) or property sale must be licensed in some form by the state (title company, mortgage broker, real estate agent, etc). It's for consumer protection. There are people who are not licensed doing various activities but if the state finds out (think disgruntled tenant) then the State hands out a beat down.
