Just got prequalified

My dad just got prequalified in a house that’s listed at $90,000 in south Texas. We looked at it earlier with a realtor too. 3bd/1 & 1/2 ba She said it’s a “hot house” with several inquiries already . Any advice/suggestions would help !

Thinking of using it as our first investment property What’s next ?
