Switching mortgage over due to divorce

Hey everyone, My name is Cade Howe and I have a simple question about mortgages. My parents are going through a divorce and the only thing keeping them tied together is their mortgage hey have together. I told my mother I could take the mortgage from them and help kickstart my real estate investing journey. My question is what is the process required to transfer the mortgage to my name. I live in Cadiz, KY zip code 42211. The house mortgage is 280,000 and the value of the home is 350,000. Thank you everyone who responds.

 Are you sure you want to put yourself into the middle of their disagreements? Could make for interesting Christmases going forward. Anyway, you can't do anything to relieve one or the other from their half of the mortgage. You would have to 1. pay off the loan or 2. help one of them refinance and "pay off the loan" or 3. help them sell the place which in reality is "pay off the loan". Each of them is still legally liable for the loan they signed for until it is satisfied or defaulted on no matter who is making the payments.
