Switching mortgage over due to divorce

Hey everyone, My name is Cade Howe and I have a simple question about mortgages. My parents are going through a divorce and the only thing keeping them tied together is their mortgage hey have together. I told my mother I could take the mortgage from them and help kickstart my real estate investing journey. My question is what is the process required to transfer the mortgage to my name.
