I was told I can't use my rental income due to owning my properties for under 2 years. My DTI ratio is low since I work overseas with free housing, food etc. No fixed bills either. I'm going to give a few calls and find another lender. Like Sean said I think it is an internal restriction

Hey everybody,

My question is how do you secure financing after your fourth conforming loan with a bank? I understand most people go to portfolio lenders to acquire more units but they typically come with ballon payments which you need to pay off the full balance between 5-10 years.

@Fred Engh I did not factor in moving costs associated with property management. I took a ball part percentage for the cost of property management in my area. I’m going to call around today when management offices open up and see what their fees are

Hey everybody,

I am currently in the negotiation process for a SFR in the Clarksville, TN area. Everything looks good on my analysis and am showing an 11.55% CACROI for the property which is the highest I have been able to come up with for a while. The owner has agreed to my asking price but I am still getting the feeling my expenses are too low for what I budgeted. Let me know what you guys think about my analysis. Any information or advice is appreciated.

Hey everyone, My name is Cade Howe and I have a simple question about mortgages. My parents are going through a divorce and the only thing keeping them tied together is their mortgage hey have together. I told my mother I could take the mortgage from them and help kickstart my real estate investing journey. My question is what is the process required to transfer the mortgage to my name. I live in Cadiz, KY zip code 42211. The house mortgage is 280,000 and the value of the home is 350,000. Thank you everyone who responds.
