buyer needs vs agent fees (heh rhyme!)

Hey guys- I've had two agents in two markets.  What they did for me was very different.  What they charged, in both cases, whatever the standard commission was.

In WA it was what I assume is the standard.  He would suggest properties, drive me around to see those properties- inside and out- sometimes more than once, would consult on pricing, make the offers, navigate the negotiation process, then manage the closing process.  This was my understanding of the agents job from before I got into the business.

In TN the agent did suggest properties- but mostly just by drawing my attention to stuff I was already seeing in the auto emails.  Did not physically show properties to me.  He would make the offers and consult on pricing.  Initially he did manage the closing process- but I took on more and more of this as time went by.

So totally different service profiles.  The volume of work was not the same.  I feel like that should be reflected in the fees.

Am I crazy?  I am open to crazy.  

What I would like is someone who points out properties on the mls and makes offers/counter offers.  Does not need to show properties. And I will manage the closing.

If I am NOT crazy- my questions is- what is the appropriate commission structure for this reduced list of responsibilities?
