Representing buyers as a New Home Construction Agent too niche?
Hey BP!
My goal is to become an agent part time and represent buyers who want to build a new home.
Do you think this is a viable option?
Here are some details:
I have been doing Sales/Marketing for 9 years and currently live in Austin, TX. My wife and I recently decided to build a new home in Cedar Park which is 15-20 miles from downtown Austin and 10 miles from Round Rock, TX.
I love the new build process and experiencing it first hand has given me a head start on the learning curve. I would love to continue learning more and help others build their new home.
To generate buyer leads outside of my network, my plan was to use my past experience running Google ads to landing pages based around new construction homes. I know this is expensive, but I have created successful sales funnels before using this strategy to build a foundation for clients and then drove word of mouth / referrals from those clients while eventually decreasing Google ads over time.
For content, I was going to create short videos visiting different new home construction communities (our new home will be within 15 minutes drive of 17 different new build communities - our community alone still has another 130 homes to be built).
It is no secret that North Austin has experienced tremendous growth. According to Redfin, the Austin metro area recently had the 2nd highest percentage (26.2%) of all homes sold being new construction compared to all other metro areas in the US.
So producing an active income as an agent while the market is hot while learning about real estate so I can build a rental portfolio when the market tanks seems like a great path to get into real estate.
My fear was being too niche in the beginning will make it difficult to gain momentum and make sales consistently 6-12 months from starting.
