Yes, those 3rd party sites are prone to displaying inaccurate data. I recommend you partner with an agent who has MLS access.

Hi BP,

I just opened a boutique storefront office for sales and property management. I had been doing everything on my own for the past 10 years, and felt I needed to expand into a physical location to get support staff and grow my business. I'll be taking on 6-10 agents which is new for me, so I kind of feel like a start-up again! 

I am looking for advice on building a team and structuring from folks that have had PM and Sales going in the same office:

1) Do you have a Managing Broker for sales and a Leasing Manager? Should I start with one or both positions?  

2) I'm thinking of assigning the agents to strictly do sales or management only. Is that beneficial? 

3) Should I first find a Managing Broker, then allow them to recruit agents or start building the entire team on my own?

In Boulder County, most offices are doing sales or leasing,not both so it's a unique situation and I appreciate any insight/tips. Since this is a major operational transition for me, I want to get it going on the right foot  and will probably return with more questions :-)

I just took a quick look at the pics and have a few quick suggestions:

- Home has very large open floor plan which may benefit from staging. It may be hard for buyers to conceptualize furnishings.

- If you haven't already, talk with your Realtor about feedback (other than the busy street). What objections they are receiving at showings, open houses, and from other brokers? 

- Re-evaluate comps going under contract and sold, since you have been on the market. Price may not be issue, in which case,  reductions may only marginally improve your marketability.

I will end with just some food for thought. Perhaps your luxury leaning product may not be best served by a discount brokerage if the price reductions taken,thus far, are already in excess of what the commission payout would have been.

Hopefully your property will soon be sold.
