Studying a Market With Few Sales

BP Agents,

I'm looking to do a market study for multifamily properties in my area of Jacksonville Beach, FL. When it comes to sales, there is not a lot of activity. Obviously, a small sample size can paint an inaccurate picture of a marketplace. I am looking to see the trends in DOM, List to Sale % change, cap rates, etc. Any suggestions?
