I'd like to know too. Because a lot of them have polybutylene pipes from the 1990's and I have no idea who's insuring them.

I'd be happy if they'd even insure one even if the deductible was higher. Do we have any insurance peeps on this forum?

@James Hamling, you need to leave the Land of Lockdown and move here to Florida!  Downtown Fernandina is hopping and lively...contrary to popular belief (of BS), we don't have people dropping dead of Covid. We feel VERY free...respectful and responsible, but FREE....for now...LOL

Client keeping their first home (bought with a VA loan) and buying a second. Keeping the first home and renting it...does that rental income count as 75% or 100% ? I have heard different answers.

@Dave Foster I wish I would have known a qualified intermediary prior to learning about 1031...or heck, even now! I made an $80,000 profit and wasn't informed as to how to handle it.  I will now be paying heavily I'm sure this year.  I will never let that happen again...LOL.  Are you able to work with clients in any area?  We live in Fernandina Beach and I am now working on a flip and then maybe a second one in a few months.

@Matt Ferch  I have always wondered the same!  It is TOTALLY happening here. I just figured that retirees are paying cash and it's limited inventory.  Now I just bought my first deal for a flip and I hope appraiser doesn't kill it. I will reach out to a local appraiser, but they are kinda rude mostly.

@Aaron Thivierge, if the numbers on that one don't work, I think I saw a quad in Orange Park for $220,000.

Who is the go to realtor in Layton Utah (or near) for finding RE deals? Preferably specializing in foreclosures, flips, etc.

I need to hit you guys up when I drive back down there.  I will need contacts for electrical, plumbing, etc.     People who will actually show up to get it done and not be arguing with their girlfriends on phone, smoking dope, etc...Bahahaha!!!  Good help is hard to find!  Honesty is even harder!   @Steven Mason &  @Brandon M.

@Brandon M. and @Steven Mason, I will DEF shop around.  I was told that I have to first get a 4 point inspection (which I just scheduled $129)  before anyone will even give me a quote.
