Abandoned homes, owners died, lis pendens filed, strategy to buy?

Hi, looking for strategy to buy homes that are abandoned, owners have died, no address, this one does have unpaid taxes, a lis pendens was filed 9/15. Home is boarded up. How can you buy these homes, and or as you find them have a strategy you use to try and buy? I find 2-5 of these properties every month, and someone who is smarter them me buys them at 50-70% below value.
